Aspire Estates sometimes offer cash incentives advertised on our web-sites to expedite a swift exchange of contracts between the buyer and the seller.  

The payment is offered provided your purchase is initiated through Aspire Estates only. If you are introduced by another agent to Aspire Estates, the cash back may not apply, as that agent may not offer it.

For a property sale, we will pay the amount specified after the commission payment has been received as cleared funds. If we do not receive cleared funds for whatever reason, we will have no obligation to pay any cash back.  

Any payment is also fully inclusive of VAT where the payment is due to a VAT registered person. Aspire Estates will also require an invoice from the recipient.

 

Payment of any amount offered is subject to encouraging a swift exchanging of contract and is paid at the levels shown to the right 

 

 

 

  1. 100% of what is offered - if contracts are exchanged within 21 days
  2. 50% - of what is offered - if contracts are exchanged within 28 days
  3. 25% - of what is offered - if contracts are exchanged within 42 days

 

28 Days is the 'industry norm' to exchange contracts on a property, where the property is built and complete (not necessarily ready for occupation).

 

The 21/28/42 days refers to the number of days (calendar days, not business days) from when your lawyer received the contracts from the sellers, or 1 business day after the seller's have sent them to your lawyers.

 

This is standard practice within the industry and is not unusual.  

 

All claims must be received on the claim form below within 7 days of your completion - including weekends (ie: not 7 working days)

If you do not exchange on time when required to do so by the sellers lawyer, any cash back offer will be withdrawn - exchange shall not be dependent upon any legal clarification or confirmation of the cash back as it forms no part of the sale contract with the vendor.
